£100m plus new build residential construction within the M25, completing around 600 units per year.

Description
- Act as a visibility strong leader of HSQ&E, ensuring that operating processes, company policies and all legislative requirements are understood, implemented and adhered to at all times, highlighting and resolving concerns when identified.
- Review tenders to assess the quality of the client-provided design and identify any inherent errors, risks or discrepancies. Advise on work methods and proposal documents prior to tender submission.
- Participate in the bid team activity to deliver winning bids, including value engineering to deliver the tenders at minimum cost. Prepare Contractors Proposals
- Induct employees on the firm’s way of working ensuring that processes are complied with and adopted into daily disciplines.
- Produce and monitor a Design Programme and ensure that it is integrated into the overall project programme and shows the requirements for the release of design information.
- Effectively manage the design ensuring all design information is compliant with the contract, is cost effective and completed within the specified time period.
- Responsible for the resolution of section agreements including applications.
- Responsible for the application of utility connections
- Assist in the production of Information Request Schedules.
- Assist in the production of sub-contractor proposals and procurement schedules.
- Contribute to the production of Quality Statements for each job.
- Assist the Project/Site Manager and Surveyor in the appointment of all necessary subcontractors/consultants for the project.
- Attend meetings as necessary, providing updated records of design information requirements as necessary.
- Contribute to the implementation and continuing development of new technology and techniques.
- Liaise with statutory authorities and other relevant third parties.
- Review work undertaken by designers, consultants and all designing subcontractors and suppliers to ensure compliance with (but not in excess of) Design Brief / tenders / Statutory Requirements, CDM Regulations and with budget targets
- Implement the quality assurance procedures associated with the function.
- Manage Consultant design progress, reporting monthly for internal and customer reports.
- Support the Project/Site Manager and Surveyor in the review of consultant invoices for payment.
- Monitor, maintain and report on Planning, Building Regulations, CFSH and BREEAM matters including planning condition clearance and target achievement.
- Where requested comply with Environmental Procedures and establish waste management strategies and prepare aspect and impact surveys in accordance with the Company’s Environmental Policy and provide adequate control mechanisms.
- Monitor change from client, design consultant and subcontractors to ensure that they are properly documented and that all cost implications are understood by the Project/Site Manager and Surveyor.
- Liaise with and closely manage building warranty providers/secure by design to ensure our designs complement their requirements, guaranteeing a smooth handover and completion.
- Manage and report on extension of time issues.
- Liaise with Document Control to maintain Drawing and Document Registers.
- Manage Requests for Information (RFI), distribute to relevant parties for timely response and close out communication of responses to all necessary parties.
- Manage consultant and subcontractor information for issue and approval.
- Communicate with Clients, and Stakeholders to establish excellent working relationships, trust and communication and supporting the project to achieve the client critical success factors.
- Regularly monitor quality of work executed on site to ensure that it is as bench marked or designed/specified.
Participate in the collation and handover of completed design records, eg CDM Files, O&M Manuals, Resident Packs etc. for project completion. This includes the relevant certification. Participate in post-project reviews to ensure learning from project experiences
- Any other duties as assigned.
Profile
Pre-construction Design Manager:
You will have experience of managing a number of bids from £10m to c. £70m in value.
This is a technical role with strict timescales so you will need to be able work under pressure.
You will have an eye for detail and risk.
You will be technically and commercially aware.
You will have a passion for precon and like winning bids.
You will have a background in either architecture or construction.
You will have experience of negotiating with clients and will enjoy the challenge of thinking outside the box to solve complex problems.
You will have precon experience and design management experience pf projects valued at £10-£30m.
Job Offer
Pre-construction Design Manager: £75,000 to £85,000 plus package.
