Job DescriptionWe are looking for a full time on-site Resident Manager with maintenance experience. You will live and work in this upcoming community – 56 residential units. The position is open to start now!It is located conveniently in Federal Way, easy access to I-5. Walking distance to Safeway, 7-Eleven, Walgreen, and other convenient stores. The buildings just went through new renovation on Roof, siding, and painting, and they continue to get new interior remodel. We are looking for an experienced on site Manager.What we offer:
- A Full time position as the resident manager.
- This is an onsite position. We require you to live on site. We have 1-2 units you can choose from, with rents range from $850 to $1195, depending on the size of the unit. You will receive the rent credit as part of compensation.
- On top of that, we will pay you a fixed salary each month (DOE).
- We have a nice size on-site office. The office has all the essential office supplies and equipments – computer, printer, desk, chair, etc. We will pay for internet (WIFI) and telephone line in the office.
The duties are
- Coordination work between Property Manager in main corp. office, contactor, and residents, etc.
- Market, post ad, answer the phones, show for vacancies and sign the lease agreement.
- Collect rents, utility payments; deposit rents. Prepare and issue eviction notices, and any other notices.
- Deal with Residents expectations, conflicts, etc any other related residential issues.
- Handle and manage the Work Orders.
- Move in out inspection with Tenant and prepare report to main office.
- Review the invoices from Vendors and In house Handymen.
- General janitorial service for the properties common area – cleaning the common area; walkway; dumpster area; ground pick up; parking lot litter pick up. Make sure no garbage overflow in the dumpster area.
- We prefer you have maintenance and handyman skills. You can fill in some regular handyman work – such as replace locks, fix dripping faucets, replace lights, paint, clean, or some more skillful handyman work.
- You will order the maintenance supplies, etc. and monitor and supervise the in house handyman, vendors, contractors to work on the unit turn overs, work orders, interior remodels. You will also interview the contractors for some capital improvement work, and monitor the progress of the capital work.
Qualification of candidate:
- Honest, responsible, organized, personable and high work ethics.
- Good communication and personal skill; Pleasant and good attitude
- You are proficient at MS Office Word, Excel, Outlook, etc program.
- Proficient at the computer, internet, smartphone.
- Past experience as on site manager & maintenance is preferred.
- You are available full time for the job!
- You must be able on flexible schedule, answer the phone call, emergency weekends and evenings, etc.
- We required a credit and background check. Be able to pass drug test. Clean background.
- No smoking in the community
