General Summary: Responsible for the preventative maintenance of the suites, completion of requested work orders, maintenance of the pool and hotel grounds.

ESSENTIAL JOB FUNCTIONS:
1. Maintains a strong and consistent focus on Guest service — the Guests are the reason we are here!
2. Accommodates special Guest requests courteously and promptly. If unable to assist the Guest, immediately find a person who can help them.
3. Answers Guest questions regarding TPS and local area facilities and services.
4. Completes ongoing suite maintenance program checklist on each suite as scheduled and reports completed suites to the Operations Manager.
5. Maintains a current inventory of suite maintenance parts and materials, replacing as needed.
6. Prioritizes and completes work orders in a timely fashion.
7. Participates in the keeping of a maintenance work order log.
8. Enters necessary information into property computer system (out of order suites, work order records, etc.)
9. Works safely at all times and reports unsafe work habits and safety hazards to supervisor immediately.
10. Informs TPS Guests and employees of completed maintenance procedures.
11. Checks all stairways and landings daily for safety. Repairs as needed.
12. Repairs and cleans HVAC as needed.
13. Repairs appliances as needed.
14. Responds to any maintenance issues regarding electronic key lock system. Changes batteries in individual suite locks as directed.
15. Checks smoke alarms in suites periodically.
16. Conducts required testing of pool chemical levels and periodic water analysis.
17. Picks up trash and debris throughout the property daily or as needed.
18. Sweeps doorways, removing cobwebs from the exterior corners of buildings as needed.
19. Assists in exterior touch-up painting.
20. Monitors and replaces exterior lighting.
21. Drives the van.
22. Performs any other duties that may be assigned by management.

KNOWLEDGE, SKILLS AND ABILITIES: Previous preventative maintenance knowledge and skills preferred, but not necessary.
